
According to Gary Walter, executive vice president of our local Realtors association, the latest market statistic for May reflect we are perking up compared with April, but slightly trailing May 2008 levels. In May, 222 homes were sold in our area, representing a 13% increase over solds in April, but a 6% drop from the 237 homes sold durig May of 2008. Holding true to that information, he reports the May-to-May sold price average dropped from $170,376 in 2008 to $161,979 in May 2009. However; the good news is it went up 32% from the April average.
Gary states we are still in negative numbers in our year-to-year comparisons, reflecting a 3 year decline from the 2006 peak and a continue adjusting to current conditions. SW Michigan home inventory decreased 2% in May, the same as last year. At the end of May, there were 3,539 homes for sale in our region. Based on sales for past 12 months, it will take 19 months to sell existing homes. In an ideal market, this number would reflect a 6 month supply.
What I am noticing is many of the homes that have been on the market for a long time are selling. Prices adjusted with the market, sellers were willing to negotiate, and buyers have pent-up buying power. With interest rates still in the 5.25% range, it is a great time to find a home at a tremendous price and a great interest rate. My great-grandpa was a very large fruit farmer here and when I was little. It was a big event if Grandpa Bort would let us ride on the back of the trailer with his workers and pick whichever fruit was in season. I loved picking strawberries, except for the daddy-longlegs, and if I remember correctly, more went into my mouth than my container….but we always had enough for that pie when we got home and the memories that still linger today.
